The early generation HDB blocks opposite Meraprime will very likely be redeveloped since PSB next door is already moving. Expect pollution from upcoming construction surrounding this condo and high floor views will be taken away.
I like the Tiong Bahru area. Had been monitoring the prices for Meraprime and noted that owners on the higher floor tend to ask for exorbitant pricing in the range of 1.7m to 1.9m whilst recent transacted values are mostly only in the range of 1.5m.
Q1) How realistic are these high asking prices (esp high floor units) in view of future plans surrounding the condo and competitive freehold or newer condos in this area?
Q2) Any idea how much first hand buyers paid for this condo? Would there still be potential for future appreciation given current owners are asking for such high prices and probably have paid high premiums if they had bought from first hand buyers previously?
Q3) Any recommendation for better buys in Tiong Bahru ?
